New Kingdom proclaimed between Egypt and Sudan

Apparently this 2000 square km area between Egypt and Sudan was
"officially" unclaimed by any government, and now a Russian man has
claimed it and proclaimed his own Mediterranean Kingdom.

Are we sure this was really unclaimed? And if so, are we sure it was
the last unclaimed area?

Or in any case, perhaps this new king Bir Tawil will consider
partitioning off say 10% of his kingdom for an interesting
sovereignty project?
